Let Smith & Garratt use our full project management service to deliver your project to a high standard, on time and on budget – that’s the three balloons in the box with the lid shut.

Alternatively, we can assist with design, planning, Health & Safety, building control, costing, procurement and/or supervision on a task-by-task basis.

Workbooks

Central to our method is an Excel workbook for every job. Our workbooks have tabs for the schedule of works; the initial budget; the draft programme; informal tendering packages to contractors; electric and heating layouts; schedules of fixtures, sanitary-ware and decorations for you to complete; and drawing these together to make a final budget and programme … for precise monitoring during the works phase.

Projects

We generally prepare for and deliver small works on a time-charged basis.

For medium-sized projects, roughly £50k to £1m, we generally undertake preparations on a fixed-fee basis and charge a percentage of the final budget for supervision. We are unusual in basing our supervision on the budget, but we are unusual in believing we can bring projects home under budget … it’s just that we can and do. We want neither to be rewarded for overrunning the budget or to lose out by bringing the project home below budget.

We prefer to deliver larger projects (say £1.25m and above) by management contracting. In a large project this is the only method that has a chance of getting the three balloons into the box with the lid shut. It is the method we used to complete the multi-award-winning restoration of Marchmont House under time and under budget; and the Charles Rennie Mackintosh Oak Room (V&A Dundee) project on time and on budget.

We know our architectural styles; we know about energy-efficiency and renewables; and for that special project, we know where to find the best marble, gilding, teak, hand-blocked wall papers, antique lighting, bespoke cabinetry, special glass, &c, and the craftspeople to handle them.
